Modified bitumen (SBS or APP) and built-up roofing (BUR) are multi-ply, asphalt-based systems that build redundancy into the roof through layered plies. They're proven, durable, and well suited to roofs that see foot traffic or need extra puncture resistance.

We install these systems on low-slope commercial roofs where multi-layer protection and long-term durability are the priority.

Where it fits

These systems suit low-slope roofs that need durability and redundancy — roofs with rooftop traffic, frequent equipment access, or a preference for a proven multi-layer assembly.

Assembly & attachment options

We build the system in multiple plies — base sheets and a granulated cap — using cold-applied, self-adhered, or heat-applied methods selected for the building and its occupancy. Reflective caps or coatings can be added where energy performance matters.

Advantages & trade-offs

The multi-ply build is the advantage: redundancy and strong resistance to punctures and traffic. The trade-offs: these assemblies are heavier and slower to install than single-ply, and some application methods involve open flame, which requires careful safety planning on an occupied building.

Warranty & when we'd recommend something else

Manufacturer material and system warranties are available through the systems we install; we confirm the term for your roof. Where speed, lighter weight, or a reflective single-layer surface is the priority, a single-ply system such as TPO may be the better fit.
