TPO Roofing
Reflective single-ply membrane — the default choice for most low-slope commercial roofs.
TPO (thermoplastic polyolefin) is a single-ply membrane with heat-welded seams and a reflective surface. It has become the most widely specified commercial low-slope system because it balances installed cost, energy performance, and a strong welded seam.
We install TPO across warehouses, retail centers, offices, and most flat and low-slope commercial roofs — particularly where a reflective, energy-efficient surface helps control cooling loads.
TPO at a glance
- Membrane thicknesses from 45 to 80 mil (we spec 60 mil or heavier where there's rooftop traffic)
- Mechanically attached, fully adhered, or induction-welded assemblies
- Polyiso insulation and cover board built to the required R-value and puncture resistance

Where it fits
TPO suits the majority of commercial low-slope roofs — especially large, relatively simple fields where reflectivity and installed cost both matter. It's a strong default for warehouses, distribution centers, retail, and office buildings.
Assembly & attachment options
We build the system to the building: mechanically attached for speed and value, fully adhered where wind uplift or appearance call for it, or induction-welded to reduce fasteners through the membrane. Insulation and cover board are specified for R-value, uplift, and puncture resistance.
Advantages & trade-offs
TPO's welded seams and reflectivity are its biggest strengths. The honest trade-offs: seam integrity depends on proper welding, and thinner membranes are more vulnerable to punctures — which is why we spec heavier membranes on roofs that see traffic.
Warranty & when we'd recommend something else
Manufacturer material and system warranties, including no-dollar-limit (NDL) options on qualifying assemblies, are available through the systems we install; we confirm the exact term for your building. Where a roof sees grease or chemical exhaust, we'd point you to PVC; where a long, proven ballasted track record is the priority, EPDM may be the better fit.
